How it works:
In order for you to decide whether you feel this service will increase your business, it is important to go through a number of steps.
Your Target Market:
essa is a consultancy specialising in the corporate serviced accommodation market. Naturally, because there will be a natural mix which includes the contractor and the leisure market, we also include guidance as well as some direct assistance in these markets, but our focus will be on the corporate marketplace.
Your Property Portfolio:
Corporate clients will usually require serviced apartments, largely because their company policy will often not allow them to share. This will apply for example during temporary assignments, training and extended projects, although houses will be used during corporate relocation.
Contractor clients will often prefer houses as this will allow them to share the house and sometimes bedrooms.
Leisure clients will select from the above options, according to personal preference, relationships and size of the group.
The Ideal Portfolio:
If you wish to target the corporate market, it will be advantageous to operate apartments rather than houses, although houses will attract some corporate relocation business.
With a focus on serviced apartments and marketing this accommodation through specialist agencies, it will be possible to list individual apartments with some agencies, and if the property and location are particularly attractive, it is possible that all agencies will consider listing. Nevertheless, in general terms, a minimum of four apartments in one cluster will secure far greater coverage.
The essa Service – Coverage & Cost:
We work with approximately 100 specialised corporate, and several contractor, booking agencies. We aim to list you with 6 agencies during a given 7 hours of work on your behalf. We assess your portfolio, collate data, approach the agencies, complete forms and establish a direct relationship between yourself and the agencies. We request that you check and approve the applications. Because it is more cost-effective for you, we aim to create one listing for your “flagship” property in order to open an account for you with each agency. Thereafter, you can either add further properties yourself, through your online account or supply chain account manager, or you can instruct essa to continue this work on your behalf. You can book with us as few or as many days as you wish. The fee per day (in other words per 6 agencies) is £300 (vat n/a). If there are certain agencies you would like us to prioritise, we will naturally act accordingly.

What happens next?
Once we receive your order, we will send you for completion the essa Universal On-boarding Form (UOF) which we use as a basis for the property details required by the booking agencies in order to facilitate your listings.
